Your water heater is built to last only so long, so if your unit is more than 10 years old, if it leaks around the base, or works erratically or not at all, it may be time for a replacement.


The most common complaint about water heaters is that the water isn't as hot as you want it to be - a problem usually caused by a faulty thermostat or a defective heating element. There are a number of steps you can take to remedy the situation in an electric unit.

  • Make sure the power is connected and there's not a blown fuse of tripped breaker

  • Reset the thermostat

  • Flush the heater to remove tank sediment

  • Insulate the hot water pipes

  • Replace the units heating element or thermostat

  • Raise the temperature setting on the thermostat


If you have a gas unit, you should take a different set of steps to improve hot water delivery

  • Make sure the gas is connected and the pilot is lit

  • Clean the gas burner and replace the thermocouple, which is a safety device that automatically shuts off your gas if the pilot flame goes out

  • Hissing or sizzling noises - sediment may have collected in the tank, so drain the tank until the water clears; soak elements in vinegar and scrape away the collected scale

  • Leaking pressure-relief valve - replace the valve

  • Leaking water supply pipes - tighten the fittings, and if that doesn't work, shut off the water supply and replace the fittings

Conventional water heaters use a large tank, where water is heated and stored until needed. They usually last about 8-plus years, and new energy-efficient models can reduce water heating bills by about 7%.


Because a tankless system is more expensive to purchase, but not to operate, if you need short-term savings then a tank system is for you. Also, if you'll be heating with electricity instead of gas, a tank will be more efficient.

Don't replace a sewer line when a high-pressure jet can clean it out and leave it in like-new condition. This cost-effective practice removes years of built-up grease, sludge, and other residue and debris, and gets water flowing again.


Drains can be repaired in the same way, cleaning out soap scum, grease, hair, food, mineral deposits, and more. And unlike rodding, which opens a channel but leaves plenty of residue in the line, jetting is an effective process that lasts a long time!

Sewer and drain jetting scours out your pipes

You may not have to replace a sewer drain pipe, even if it's cracked, missing, broken, or blocked by roots. Trenchless pipe-lining allows us to line the interior of your existing pipe with a long fabric tube that has been saturated with a self-hardening resin and is as strong as PVC.


Let us run the lining through your pipe and have it set for 2-4 hours. The resulting interior structure reduces the existing pipe diameter by only about 5%, so flow is not affected. The lining material is engineered for a 100-year lifespan and typically comes with a 50-year warranty on materials and labor.


Pipe-lining, also called cured-in-place piping (CIPP) is effective in a variety of uses.

Fast and effective trenchless pipe-lining

Trenchless pipe-lining costs much less than a traditional sewer pipe replacement project. No trenches are dug and no old pipes are removed, so your yard is not destroyed and a lot fewer contaminants go into the air around your home.


Relining a 4" cast iron pipe typically runs $125 per foot outdoors and around $140 per foot under structures like buildings, while traditional replacement costs can go up to around $250 per foot. Also, relining takes about a day to complete, whereas replacements can take days.
